Fire Safety and high-rise residential buildings
From the 1st August 2021, the Government introduced Planning Gateway One. This has two key elements:
- require developers to submit a fire statement setting out fire safety considerations for proposals that involves one or more 'relevant' buildings; and
- require the Council to consult with Health and Safety Executive when these statements are submitted.
What is a 'relevant' building?
Relevant buildings at planning gateway one
- contain two or more dwellings or educational accommodation AND
- is 18m or more in height, or 7 or more storeys.
If your proposal meets the above criteria then you will need to submit a fire statement with your application to ensure your application is validated. A template for these statements and guidance on how to complete are available below:
