It is a national requirement for the application types below to be accompanied by a Design & Access Statement:
- Major Development;
- Listed Building Consent;
- Development in a Conservation Area or World Heritage Site consisting of:
- the provision of one or more dwellings; or
- a building or buildings where the floor space created is greater than 100m2

Heritage Statements
Heritage Statements should be submitted for the following types of application:
- Listed Building Consent;
- Planning applications within the grounds of a listed building;
- Development within a conservation area;
- Development affecting a property covered by an article 4 direction.

Where both documents are required, it is perfectly acceptable to produce a combined Design, Access & Heritage Statement.
