Design and Access Statements

It is a national requirement for the application types below to be accompanied by a Design & Access Statement: 

  • Major Development
  • Listed Building Consent
  • Development in a Conservation Area or World Heritage Site consisting of: 
    • the provision of one or more dwellings or 
    • a building or buildings where the floor space created is greater than 100m

Heritage Statements 

Heritage Statements should be submitted for the following types of application: 

  • Listed Building Consent
  • Planning applications within the grounds of a listed building
  • Development within a conservation area
  • Development affecting a property covered by an article 4 direction

Where both documents are required, it is perfectly acceptable to produce a combined Design, Access & Heritage Statement.
