Permitted development

Some types of development may be allowed on your property without the need to seek planning permission. This is known as permitted development.  

The Planning Portal website includes an interactive house and mini guides to common projects which you can view to identify if the work you are planning is likely to be allowed under permitted development.

In certain circumstances, your property may have had its permitted development rights removed, this could be for the following reasons:

  • an Article 4 Direction exists on the property - These are most commonly found in conservation areas
  • a condition when permission was originally granted that restricts certain types of alterations or extensions
  • the property is a commercial unit or a flat
  • the property is in a conservation area or is a listed building

The Town and Country Planning (General Permitted Development)(England) Order 2015 is the legislative framework which officially sets out what types of development is considered to be permitted development.
